The units would be situated within Eton Business Park on Eton Hill Road in Radcliffe under the proposals.
The site will utilise an existing access road to the south that feeds around adjacent industrial units.
The site is approached from the south on Eton Hill Road, or from the north/south via Bury Road and then turning south onto Eton Hill Road.
The access road then leads east and north to the proposed site.
The site forms part of the existing car park for the industrial units opposite, there will be minimal change of use to this area, with parking arrangements enhanced.
The proposal is to develop 17 small business units with enhancements of the surrounding parking areas and allocation.
There will be two separate buildings: one feeding north-to-south along the west boundary of the site (seven plots), and the other incorporating two rows of units in an east-to-west direction (10 plots).
To the front of each unit will be a single-leaf pedestrian access door and a roller shutter.
The side and rear elevations will be of solid construction without any windows or access points.
These small units are targeted at businesses, who have small space requirements and are looking at affordable rents.
Each unit will have a single dedicated parking space and are designed to accommodate vehicles up to a large van size.
A crime impact statement was undertaken, which highlighted that anti-social behaviour was the second most prevalent crime in the area, however it is hoped that the CCTV and security staff patrols would tackle such problems.
Some recommendations suggested based on possible crime is that security lighting should remain on throughout the night and traffic calming measures should be installed on the access and service roads to the site.
Residents living close to the development have been notified of the plans and have until September 20 to submit their comments.
