A deal for a 57,000 sq ft space at Taylor Business Park, in Culcheth, Warrington, has been sealed by industrial and logistics company, B8RE, on behalf of owner Ribston.

It has signed up Aktrion Group which will establish a central base to enable the company to undertake northern automotive services for fleet vehicles based at both Manchester and Liverpool Airports.

Following the acquisition of the park in 2018, Ribston has been proactively asset managing the estate and has carried out comprehensive refurbishment works on units which have become vacant.

This has resulted in strong occupational demand from local and national businesses which have been attracted to the estate because of the quality of the product provided and the location, it said.

B8RE director, Will Kenyon, said: “Warrington is a prime logistics area with excellent connectivity to the regional and national motorway network.

“Taylor Business Park benefits from 24/7 gated security and along with the quality of unit and easy access to both major North West airports were all key reasons on Aktrion’s decision to move here.”

Adam Morgan, Asset Manager at Ribston, said: “This transaction concludes the refurbishment and letting of c. 100,000 sq ft that was previously occupied by Jungheinrich across three buildings on the park.

“Each building was remodelled and fully refurbished and have been let to a range of national occupiers who have been attracted to Taylor Business Park due to the location, high quality accommodation and landscaped surroundings.”

He added: “We continue to invest in the business park and have recently completed the refurbishment of multiple 2,500 sq ft units that have become vacant as businesses have expanded into larger premises on the business park.”

Taylor Business Park is located six miles north east of Warrington town centre 2.5 miles from junction 11 of the M62 and within four miles of junctions 21, 21A and 22 of the M6.

The estate provides a wide range of business space from 350 sq ft to 57,000 sq ft and benefits from on-site security.

The tenant was unrepresented.
